Due diligence · for those who have chosen the property

You chose the property. We check the paperwork before you sign.

Before the deposit and the deed, we check the property's and the seller's documents and hand you a written report with the risks and what's worth negotiating.

  • A clear written report
  • Team and office in Italy
  • You know the fee before we start

Buying without checking costs more later.

Without due diligence

  • A mortgage or lien that only shows up after the deed
  • Unpermitted works or a floor plan that doesn't match the records, blocking the sale and the loan
  • Unpaid condominium fees that end up charged to you
  • A seller who isn't the sole owner, or an unresolved inheritance
  • An Italian document signed without understanding it

With Brasilità

  • Mortgages, liens and charges searched in the official registers
  • Planning and cadastral compliance checked against the floor plan
  • Outstanding condominium fees confirmed with the administrator
  • Ownership and rights over the property checked
  • Everything explained in a written report, before you sign

Frequently asked questions

What people ask before hiring us.

Do I need to be in Italy?

No. Our team in Italy does it all for you, and the report and explanation reach you on WhatsApp or in a call.

When should I hire you?

The sooner the better: ideally before signing the purchase offer. After that, it's still worth it before the compromesso and the deed.

Doesn't the notaio check everything?

The notaio checks part of the records at the deed, but doesn't confirm condominium fees or check the works against the floor plan. Due diligence is done for you, before you commit.

How much does it cost?

Once we know the property, we send the proposal with the fee, before we start.

What if a problem turns up?

The report explains the problem, what it means and the ways out: negotiate the price, ask the seller to fix it before the deed, or walk away.
