Each service has its own proposal and contract: you can hire only the search, only the management, or both at different times.
In our portfolio you choose from properties we have already selected and verified. The dedicated search works the other way round: we start from your plans and comb the Italian market for the property that fits them, wherever it is.
We start by understanding the goal: living there, investing, renting out, capital growth, or a few stays a year. At this stage we agree on budget, region, property type and risk level.
With the profile defined, we search actively and monitor the market and local agencies. We filter out problems, poor properties and listings that make no sense — you only see what passed the filter.
We talk to the agencies, confirm the property is really available, request documents and check its legal status. If it makes sense, we arrange the visit.
We visit the property and assess its real condition, the neighbourhood, hidden costs and risks. You get an honest report with the pros and the cons. If it isn't a good deal, we tell you.
We fine-tune the offer and negotiate price and terms within Italian rules. This is where the in-depth review of the property's and the owner's documents comes in, including any debts attached to the property.
We accompany the signing of the deed (rogito) at the notary and, if you can't attend, we represent you by power of attorney. We then register the property in your name with the Agenzia delle Entrate.
The property price, the commission of the agency handling the sale, purchase taxes, the notary's fees and any power-of-attorney costs. All of these are paid directly to whoever is owed — Brasilità receives nothing beyond the advisory fee, and you know that fee before taking the first step.

Managing a property from abroad is where the dream tends to turn into work: lease, tenant, maintenance, taxes. Management is a service separate from the purchase, for your property in Italy, and comes in two modules: you can hire only the Setup, or the full package with Monthly Management.
